IMPORTANT CONSUMER NOTICE REGARDING REAL ESTATE BROKER COMPENSATION

Dream Catcher Realty LLC is committed to transparency regarding real estate brokerage compensation.
This disclosure is provided for informational purposes and is intended to comply with applicable Illinois law,
the Illinois Real Estate License Act of 2000, REALTOR® Code of Ethics requirements, MLS/MRED rules,
and current industry practices.

Broker Compensation Is Negotiable

Compensation paid to a real estate brokerage is not set by law and is fully negotiable between the consumer
and the brokerage. Consumers have the right to discuss and negotiate the services provided, compensation amount,
compensation structure, and terms of representation.

Buyer Representation

Illinois law may require a written brokerage agreement before certain brokerage services are provided.
Buyer representation agreements will clearly disclose:
• Services provided by the brokerage.
• Duration of the agreement.
• Compensation terms.
• Circumstances under which compensation may be earned.
• Consumer rights and obligations.

Seller Representation

Seller listing agreements will disclose:
• Listing services to be provided.
• Compensation payable to the brokerage.
• Circumstances under which compensation may be earned.
• Additional fees, if any.
• Seller rights and obligations.

Cooperative Compensation

Compensation offered through MLS systems, if any, may vary by transaction and is subject to change.
Buyers and sellers should not assume compensation is offered by any party unless specifically disclosed
in writing.

No Standard Commission Rates

There are no standard, required, customary, or fixed commission rates established by law, REALTOR® associations,
MLS organizations, or Dream Catcher Realty LLC. All compensation is subject to negotiation.

Consumer Questions

Consumers are encouraged to ask questions regarding:
• Brokerage services.
• Compensation structures.
• Buyer representation agreements.
• Listing agreements.
• Transaction fees.
• Closing costs.

Compensation practices shall not be based on race, color, religion, sex, disability, familial status,
national origin, sexual orientation, gender identity, source of income, military status, or any other
protected class.
