Seller Representation Disclosure

This disclosure explains the seller representation relationship offered by Dream Catcher Realty LLC. It is intended for educational purposes and supplements, but does not replace, the written listing agreement entered into between the seller and the brokerage.

Purpose of Seller Representation

Dream Catcher Realty LLC represents property owners by providing professional brokerage services including pricing guidance, comparative market analysis, marketing, negotiation, transaction management, and assistance through closing.

Written Listing Agreement

Before marketing or listing a property, Dream Catcher Realty LLC and the seller will execute a written listing agreement that describes the services to be provided, the term of the agreement, the listing price, compensation, and the rights and responsibilities of each party.

Broker Compensation

Broker compensation is not established by law and is fully negotiable. The listing agreement will clearly explain how compensation is earned and paid, whether any cooperative compensation may be offered if permitted, and any additional agreed fees or expenses.

Marketing and MLS

With the seller’s authorization, the property may be marketed through the Multiple Listing Service (MLS), internet advertising, social media, brokerage websites, IDX syndication where applicable, open houses, and other lawful marketing channels.

Seller Responsibilities

The seller is responsible for providing accurate property information, completing required Illinois disclosures, cooperating with reasonable showing requests, and complying with contractual obligations.
